Wording – Chrissie JohnsonFollowing on the predictions made in October/November last year where Local Real Estate anticipated upward movement in the North Coast market, Local Real Estate has now achieved its strongest selling season yet over the Christmas period, racking up 11 Sales deals spanning various price bracket in Nottingham Road, St Francis Bay and The North Coast. Notably, December 2024 saw 15 deals signed, marking a 50% increase compared to the same month in 2023.
"This uptick in sales sets a constructive tone for the year ahead," remarks Local Real Estate’s Managing Director Graham White.“In fact”, comments White “looking at our total sales statistics over the past four years there has been a significant increase in the number of offers agreed on, which is a real indication of what is happening in the market and sets a constructive tone for the upcoming year.”
Sales is often considered one of the most challenging professions demanding resilience, adaptability, handling rejection, navigating tough conversations, staying disciplined through dry spells and the ability to thrive under pressure. However, with all that said, Local Real Estate have continued to focus on continuous learning and development and has fostered a cohesive team culture, which has contributed to this outstanding sales performance.
Several of the recent sales highlighted Local Real Estate’s ability to navigate the high-end market. A magnificent farm in Nottingham Road was sold by Cameron Leitch, while Rory Anderson and Ian Naidu closed deals on two freestanding homes in Simbithi Eco Estate and Zimbali Estate, each valued at over R10 million.
Ian Naidu, who earned the Number One Sales Agent Award for 2024 at the company’s annual December ceremony, capped off the festive season with another impressive Zimbali Estate sale. “As one of the more established lifestyle estates with exceptional facilities and stable property values, Zimbali continues to attract investors. This sale’s verifiable and strong short-term rental performance figures were key factors in convincing my repeat investor client,” explains Naidu. He adds, “Even with new developments like Zimbali Lakes Resort and Seaton Estate emerging, Zimbali’s amenities and value pricing continue to drive demand. Over the past two years, sales figures have shown consistent growth, with a 32% increase from 2022 to 2023 and a further 22% increase from 2023 to 2024.”
Sales were also made in several other well-established North Coast estates and complexes. Eloise Boshoff listed a free standing four-bedroom home on a Sole Mandate in Brettenwood Coastal Estate priced at R 7 500 000 just before Christmas which sold within two weeks of listing and Rory Anderson signed three sales offers in Simbithi Eco Estate over a range of prices, one being an exceptionally noteworthy high end value home.
“Interestingly, one of the freestanding homes I sold has been through my hands three times over during the past seven years,” Anderson shares. “With each sale, the property was renovated and appreciated in value. Understanding the buyer’s needs and leveraging my familiarity with the home allowed me to confidently match them, securing the sale just before Christmas.”
Anderson also collaborated with a Johannesburg-based agent who discovered one of his listings online. This cooperation led to the sale of an exceptionally top-tier Simbithi property.
