My answer to this question is an emphatic yes. Often the benefits of living in an Estate comes with the negative of high prices, but the good news is you can get fantastic community, estate living, in a great location and can still be within the realms of what we would call “affordable”. Furthermore, I am also referring to houses, not just apartments.
Where? I hear you ask. For those who are not familiar with the area, I am mainly talking about the residential node immediately west of the highway from the Ballito off ramp. There many estates in this area like Umhlali Country Club, Ballito Gardens, The Greens, Brooklyn, Caledon, Shortens Country Estate and the current estate under development - Woodlands.
These estates offer many of the same benefits in terms of facilities on offer in some of the larger estates and, in a lot of cases, at a price point that’s much more palatable.
Umhlali Country Club and Ballito Gardens have been around for quite some time where residents have use of a fantastic golf course, squash courts, driving range and tennis courts. There are also some magnificent homes that can compete with some of the newer “higher priced” estates. Caledon has also been a long-time firm favourite with families looking for their first home where you can get a super 3-bedroom house, with security and a friendly community for around R2,5 million. Shortens Country Estate also exudes an idyllic aesthetic and must have one of the best records for well-priced properties selling and renting extremely quickly, justifying its popularity.
The newest estate in this immediate vicinity, with very modern architecture, is Brooklyn. Brooklyn Estate has gone from strength to strength over the last few years and prices still retain a lot of bang for buck.
East of the highway there are also two Estates that must get a mention regarding great value. These are Seaward Estate and Beverley Hills - which should not be underestimated. Both estates also have a great sense of community.
On top of all of these, the kicker for me is the location. All these mentioned estates are positioned close to everything you would need in Ballito, namely retail outlets and amenities, while still retaining their tranquillity. They are no longer than 5 minutes’ drive to the beach and have the advantage of being the same distance to Sugar Rush and Holla Trails. For many people the fact that Umhlanga is barely 20 minutes away is also a huge plus.
So back to my original question of “Can you get secure living and affordable pricing in Ballito?” My answer - 100% yes!
