The Impact of Architectural Design on Property Values

Wording – Chrissie Johnson

Design is a significant differentiator for today’s home buyers and research reveals that modern architectural design increases a house’s value by up to 10 percent as well as the number of buyers interested in purchasing it. (Hii guru design). However, if considering a new build, or even renovating, it is probably advantageous to understand where to invest when it comes to design features.

According to professional architect Byron Tennant, a resident of the North Coast, it all starts with a well-considered floor plan as this which significantly impacts on the success of the property and ultimately the value. Research shows (Hii guru design) a well-designed space that is engaging and functional can increase the home’s value by 12%. Additionally designed spaces should be planned to be adaptable for changing needs.

Reducing the size and complexity of a home is often a major deciding factor to lower costs. However, this scenario means there should be additional emphasis on efficient planning. To achieve this one should invest in a good architect who will align lifestyle values, the client’s checklist, create spaces that enhance the way people interact with their environment and employ design practice principles to future-proof the home for maximum value. One thing to avoid is getting caught up in current trends. “While it may be tempting,” says Tennant, “it's far better to design a home that responds to the local site conditions and climate, not one that will be limiting. If planning a new residence, growing your home alongside your family or needs makes a lot of sense, as this will allow you to focus your budget on what matters at the time.”

Interestingly Tennant advises that post Covid there has been an increase in recognising self-care, remote working, and self-reliance in accessing services. “As a result, we have seen an increase in the request for larger sized master bathrooms, which are often spa-like, as well as the inclusion of dedicated areas for meditation, prayer, or exercise. New builds frequently feature formal office spaces, while existing properties may incorporate pod-like prefabricated offices. Additionally, solar power and water harvesting systems have become commonplace. With the rising cost of electricity and decreasing prices for off-grid systems, homeowners are increasingly considering off-grid options for long-term cost savings and to mitigate issues related to load shedding and instability. It’s also worth noting the 2 most common requests are for garages to be larger and to be multipurpose, as well as dedicated guest powder rooms.”

It is scientifically proven that natural light improves our mood, productivity and general wellbeing. In addition to this fact, we as South Africans enjoy the outdoor lifestyle. “Outdoor engagement and placement are fundamental to floorplans and homes” continues Tennant “large, glazed openings to these spaces are a good place to prioritize your budget as they bring in a lot of value. Get that all correct and the natural light should follow.”

Tennant continues, “The connection between people and nature has become increasingly important. Beyond its aesthetic appeal, biophilic design principles—which integrate natural elements such as light, air, greenery, and organic textures into the heart of a home’s design—are known to promote mental well-being, reduce stress, enhance productivity, and transform living spaces into restorative sanctuaries. Many contemporary South African homes prioritize the effective use of outdoor areas and their integration with indoor environments. If you live in an older home or apartment, you can still find ways to incorporate natural elements into your space, bringing the beauty of the outdoors inside.”

Besides being the heart of the home a kitchen also needs to be pragmatic with back of house and front of house needs “While many cultures within our country use the kitchen space differently, I find with our climate and indoor-outdoor lifestyles, linking the kitchen to an external kitchen / braai area works well as they are both often used as social areas impacting the overall ambience of the space whilst practically working well with these areas. “

Humans are naturally attracted to beauty, so interior design forms an integral part of the defining factors for property value. Simple interiors can add 5% to 10% to the value of your property. Keep the needs of the wider market in mind. Minimalist and contemporary interior design trends offer flexibility. They are aesthetically pleasing, appeal to many and make it easy for potential buyers to imagine what it would be like to decorate their space in the future. If things are overcrowded, this can detract and make things feel claustrophobic.

Often overlooked, thoughtful design can significantly boost a property's profitability but just as importantly, it elevates the everyday living experience, ensuring its occupants not only enjoy their space but also benefit from a higher quality of life.
